The object is characterized by good transport access, and is in direct proximity to such main roads of the city as Leninsky and Moskovsky Prospekt, the ring road and the western high-speed diameter, Pulkovskoe Highway and the airport. The Leninsky Prospekt and Moskovskaya metro stations are within walking distance.

Area of land plot: 4 200 sq. m
Total planned area: 18 300 sq.m.
Technical specifications have been received for the lot to connect water, heating and electricity supply networks.
The owner has developed a draft project for building an office center. The project involves building an underground car park for 132 cars. According to the plan, on the first floor of the building there will be a lobby, café and shops, a separate floor for technical needs, and on the other floors there will be office space. The starting price of the object is 280 million ruble. The object is an pledged property under a loan issued by Fondservisbank of 125 million rubles.
“Ploshchad Konstitutsii has in recent years been of considerable interest to developers of commercial real estate, and is actively developing as an office and business zone. In direct proximity to the land plot, several important projects for the city have been realized,” commented Dmitry Altbregin, head of department for private owners at the Auction House of the Russian Federation. “The interest of potential buyers should also be drawn by the fact that the owner of the land plot has conducted serious preparation for ‘packaging’ the project – a concept of development has been developed, and a city development plan and technical specifications for connection to networks have been obtained.”
