On August 13, the Auction House of the Russian Federation (AHRF) summed up the results of the auction for the sale of the property of Creative Production Association Central Film Studio of Children's and Youth Films named after M. Gorky JSC in Moscow on Smolnaya Street.
The object - a complex of seven buildings with a total area of 2.5 thousand sq.m., and a land plot of 8.6 thousand sq.m. - is located in a residential area of the city near the Belomorskaya subway station.
Address: 63 A, Smolnaya Street, Moscow.
Two bidders participated in the auction.
The winner of the auction - Colizey LLC - purchased a lot for 224.6 million rub.
According to the General Plan, the land plot belongs to the zone of residential micro-districts and residential groups of multifamily residential development. Thus, it is possible to transfer the land for the placement of houses of multi-storey residential development and its use for residential development.
«Today's auction realized the non-core activity of the film studio. The proceeds from the sale will supplement the company's budget, which will contribute to the further development of the studio and the implementation of projects related to its direct activities.
We are confident that the investor will be able to breathe new life into the former property complex of the film studio and in the near future to implement a successful residential project here», - said Natalia Kruglova, Deputy Head of Sales Department of AHRF JSC. «The next auction for the sale of non-core property film studio named after Gorky AHRF will hold September 17. For sale will be the main asset - property complex of about 4 hectares, located in the vicinity of today's facility, at 16 Valdaiskaya Street. The best way to use this area is to convert it into housing. We will be glad to help this asset to find its investor. Due to the proximity of the plots, they will have a cross-synergetic impact on each other and on the location as a whole, maximizing its potential», – adds Natalia Kruglova.
