Construction of a sport complex in the Primorsky district of Petersburg
The Auction House of the Russian Federation (AHR) is preparing for the sale of a 100% share in KORT. The company owns the right to long-term rent (until 2059) of a land plot and the right of ownership for an unbuilt sport complex.
The land plot of an area of 2,873 sq.m. is located in a densely populated area of the Primorsky district, on the intersection of Baikonurskaya Street and Koroleva Prospect.

The seller has developed and partially realized a project for building a sport complex of an area of 6,200 sq.m., including:
three swimming pools (for sport and health swimming, water aerobics and training);
hall for sport games;
training, sport and health and fitness halls;
areas for children’s activities;
administrative and office rooms.
There is also a car park for 24 cars in the building.
Construction preparedness of the Object – 70%.
The owner has received technical specification to connect the necessary communications with the Fuel and Energy Complex, Lenenergo and Vodokanal. With the last two of these, all the conditions have already been fulfilled.
The constructive features of the project make it possible to convert it into a shopping and entertainment complex.
“The object is located in one of the most densely populated city districts, which is also constantly expanding because of new development. The selection of high-quality multi-functional sport halls in the vicinity is limited, and so the demand for this segment in this part of town may prove to be very high. And although the revenue from sport complexes is somewhat lower compared to retail objects, this project has every basis to be economically effective,” says the head of the department for working with property of private owners at the Auction House of the Russian Federation, Dmitry Altbregin.
