The Auction House of the Russian Federation to sell Russian Railways hotel building in center of Petersburg

On 16 October, the Auction House of the Russian Federation (AHR), by order of Russian Railways, will hold an English auction. Up for sale will be a hotel building with an area of 271.6 sq.m. in the center of Petersburg. The starting price is 12 million rubles.

The building is located in a zone of a high tourist and business activity by the Ploshchad Vosstaniya metro station, by the Oktyabrskaya hotel. In several minutes’ walking distance are Nevsky Prospekt, the Moscow train station and major shopping and entertainment complexes.

The land plot on which the building is located is entirely located in the united protected zone of central districts of Petersburg. This factor puts obligations on the future owner for protection of the object. But under the conditions of the agreement with Russian Railways, temporary restrictions on carrying out works for reconstruction of the building will not be stipulated for the new owner.

“Owing to the advantageous location of the building, it will draw the attention of a wide circle of people, even despite its unsatisfactory condition. After renovation work, the future owner may open offices or a small hotel here. This mansion in the center for a low price is a profitable investment, as a business function in this location will be in demand, and no problems with customer services will arise. Taking into account all of these factors, according to our experts, the price of the building may increase by 30%,” says Dinara Useinova, the deputy general director of the AHR for the sale of property of federal state institutions, federal state unitary enterprises, joint stock companies and state corporations.

The two-storey building was built in 1848, and 30 years later it was rebuilt according to the project of the architect D.D. Sokolov. The mansion is an object of cultural heritage, “Kameneva House”.

Auction step – 600,300 rubles.

Applications for participation in the auction are accepted until 15 October.

The Auction House of the Russian Federation began its cooperation with Russian Railways in 2010. The largest deal was sealed at the end of May 2013. Movable and immovable property of the Aursky treating plant were put up for auction. The buyer paid 44.9 million rubles for the lot.
