The Auction House of the Russian Federation is selling a building of an area of 1,000 sq.m. in Denezhny pereulok

On 22 December 2011, the Auction House of the Russian Federation will hold an auction for the sale of a non-residential mansion located at the address: Denezhny per., d.3, str. 1. The mansion is owned by Sberbank of Russia, and has no encumbrances.

Total area — 956.5 sq.m.
Starting price — 179 661 641 million rubles.

An individually standing 3-storey building (with basement) is being put up for sale, which is located in the historical center of the city, at the beginning of Denezhny pereulok, near the Arbat.

The mansion is located on the first line of houses, and has direct access to Denezhny Pereulok, and also a car park area. The non-residential brick building constructed in 1917 is equipped with all necessary engineering communications. The state of the built-in units is satisfactory, and some of them require cosmetic repairs.

This lot has a magnificent location, in a densely populated district with developed infrastructure. It has excellent transport access thanks to the proximity of the Garden Ring and the Novy Arbat, and also the the metro stations Smolenskaya and Park Kultury.

“This object is interesting because of the good location, and the developed infrastructure of the district. The Arbat district is constantly in demand with customers and tenants,” said Vladimir Zhukvosky, leading evaluation expert for AHR.

The most likely use for the building is offices. According to experts’ calculations, the office segment of the market accounts for 83% of the total volume of investment deals. The most in-demand buildings have an area from 500 to 2,500 sq.m., as they can house from 50 to 300 employees.

On average, the cost of a square meter for mansions in the central administrative district (both reconstructed and requiring renovations) varies from $2,500 to $20,000 per sq.m. “The building is being put on sale at its real market price. The price of a square meter in the building comes to around $6,100 per 1 sq.m.,” said Zhukovsky.

The mansion is being put up for classical English auction. The winner will be the one who makes the highest bid.
