The AHR is selling commercial premises in “Severnaya Dolina”

St. St. Petersburg, 13 November 2013. The company Glavstroi-SPB, which is part of the construction sector of one of the largest Russian diversified industrial groups, Bazovy Element, and the Auction House of the Russian Federation, have signed an agreement on cooperation. According to the contract, the AHR will hold an auction for the sale of built-in non-residential premises with a total area of 2,623 sq.m. in the Severnaya Dolina housing complex.
Auction date – 18 December 2013.
For sale, the premises will be divided into ten lots.
Total sum of all lots is 330.8 million rubles.
All premises are located on the first floor of a residential building at the address:
St. Petersburg, Pargolovo village, Fyodora Abramova street, 4 A.
Area of objects varies from 98 to 743 sq.m.

 At present all premises are rented out at a market rate, and contain a branch of Sberbank of Russia, a grocery store, a café, a dentist’s office etc. The premises were initially created for a commercial function, and so their planning and engineering capacities were made in compliance with the requirements for objects of the service sphere. The possibility of a free access road to the premises and parking spaces are provided.

 “The main merit of the objects on sale are the location inside a large housing complex, in walking distance from the direct consumers of services. The location on the first floors of residential buildings guarantees the owner a constant flow of clients. This is the best possible option for street retail,” says the general director of the AHR Andrei Stepanenko. “An additional bonus for the future investor is the presence of quality tenants in the objects. The market rent rates ensure high revenue and investment attractiveness of the premises for a major investor”.

Dmitry Troshenko, general director of Glavstroi-SPb, noted: “The current conditions of the market demand the search for new approaches in working with purchasers of both residential and commercial real-estate. The agreement signed is a logical step in realizing the company’s policy in the sphere of real-estate management. The goal of cooperation is the effective and transparent sale of our non-residential premises in a short exposure period, and with maximum profit for the company. If this experience is successful, in future we plan to apply it to commercial spaces of the new housing district “Yuntolovo” and the housing complex “Panorama 360”.

The “Severnaya Dolina” housing complex is being built in the Vyborg district of St. Petersburg. This is a new district with the status of a separate municipal formation, where over 80,000 people will live. It is planned to build over 2.7 million sq.m. of housing, and also objects of retail, entertainment and social infrastructure – kindergartens, schools, polyclinics, police stations, fire station, shops, post office and sporting facilities. Additionally, a shopping and entertainment complex of a total area of 40,000 sq.m. will be built.
