The Auction House of the Russian Federation holds first auction as part of an agreement with the Almaz-Antei concern

On 27 June, the Auction House of the Russian Federation held an auction for the sale of non-core property of the Almaz-Antei defense concern.

Two plots of land with a recreational function (sport and leisure facilities) were sold in the Kurortny district of St. Petersburg, and in the Vyborg region of the Leningrad Oblast.

The first land plot of an area of 1.6 hectares is located in Zelenogorsk, 12 ulitsa Tankistov.
Previously a departmental leisure base of the All-Russian scientific research institute of radio technology, which is part of the Almaz-Antei defense concern, was located here.

The sale price was 50.2 million rubles (starting price 32.5 million rubles).
5 bidders took part in the auction

The second plot of land of an area of 0.5 hectares is located in the village of Landyshevka in the Vyborg region of the Leningrad Oblast.
A fishing base was previously located on the plot.
Sale price – 8.3 million rubles (starting price 1.45 million rubles).
12 bidders took part in the auction.

Similar land plots on the market cost up to $3,000 per 100 square meters. We were able to sell the land plot for almost $10,000 per 100 square meters.

“The results of sale are quite unique, and may serve as a guideline in price formation for similar land plots. Deals are regularly taking place on the market involving land plots for housing construction – these plots are in demand, especially in the Kurortny district of St. Petersburg. Deals with large land plots for leisure and entertainment zones are still a rarity. So in this case, we have the combination of an exclusive deal with an exclusive price” (Vladimir Krivosheya, head of the department for property valuation at the Auction House of the Russian Federation).

The latest auction is the first as part of cooperation with the Almaz-Antei holding. We are satisfied with the auction results – both lots were sold with a significant increase: the first by one and a half times, and the second by 5.5 times. This is a good start for long-term relations. We are currently preparing to sell objects in Moscow and Nizhny Novgorod.
