Assets of a developer in an Akvatoria elite residential complex in Gelendzhik are being sold with a 50% discount

On 12th of September the Auction House of the Russian Federation (AHRF) will hold an auction for the sale as a single lot of 16 flats in the RC Akvatoria in a distance of 150 m from the Black Sea coast in Gelendzhik. In a distance of 1.5 km there is a marine passenger terminal, in a distance of 3 km there is a bus station, in a distance of 8 km there is an airport.
Address: 3, building 4, Krymskaya Str., Gelendzhik, Krasnodar Territory.
The flats’ area is varied from 82.4 sq. m to 134.8 sq. m. Most of the flats are located on the upper floors of the Complex, where there is a picturesque view of the Markothskiy Ridge and Gelendzhik Bay. In all flats a partial finish is performed.

The flats are owned by the LLC Stenos company-developer and are the collateral for a loan. As a part of restructuring of a debt an agreement on sale of the flats as a single lot was reached with the PJSC Sberbank.

The starting price of the Lot is 132 million rubles.
The biddings will take place at the electronic trading platform – ETP AHRF.

The RC Akvatoria was put into operation in 2013. The Complex is equipped with noiseless panoramic lifts, central system of conditioning of the flata, parking, own boiler house and others. On the territory of the RC the Magnit, the Magnit Cosmetics supermarkets, the Sicilia pizzeria, the Lady Marmelad confectionary, beauty salons, two swimming pools, fitness club and others work.

“Gelendzhik region now is being developed rapidly, modern residential complexes, hotels and SECs are being erected here. Taking into consideration the fact, that a transport infrastructure is well developed here, availability of a lot of beaches, Gelendzhik could be boldly considered to be an alternative to Sochi, in which, by the way, there is almost no place for new projects.

A future investor could manage these flats itself, for example, to rent them out as the apartments, or to resell them separately. In any case the profit is obvious. It will not be difficult to rent out housing in one of the most popular resorts, and in case of reselling the flats separately – to calculate gains it is enough to see official prices of the developer, which are considerably higher than this proposal”, – tells Yulia Akimova, Representative of the AHRF in Krasnodar.
