For sale offered a building for a hotel on Kamenny Island of Saint Petersburg

On 19th April the Auction House of the Russian Federation (AHRF) will hold an auction on behalf of Rosimushchestvo.

For sale offered two land plots with a total area of 1700 sq. m, along with buildings located on them, from the Forecast Program of Privatization for 2017–2019.

The objects are located in a distance of 150 meters from Malaya Nevka River in south-eastern part of Kamenny Island within the Tikhiy Otdykh (Quiet Relaxation) park, having the status of regional ensemble and monument.

Opposite there is the Residence on Kamenny complex of mansions.

The nearest Krestovskiy Ostrov (Krestovskiy Island) subway station is located in the distance of 2.5 km.

 

“The construction on Kamenny Island has significant restrictions. There only a reconstruction within existing parameters is possible. Once in the main building (Malaya Nevka, 13, letter A) a department hotel was located, in other letters – a garage and a Boiler House. A hotel function is preserved. So, the reconstruction of the Object for mini-hotel or apartments with some kind of public space is possible.

               But the best development option could be carried out provided that a country house of Prince of Oldenburg, located in close proximity, was included in the project. It is a monument of federal significance, and in future it will be sold at the privatization tender, according to the procedure stipulated for the object of cultural heritage, with the condition of conservation and restoration. Investors also understand this fact and are interested in the possibility of an all-inclusive approach to this project.
               A mutual reconstruction of these buildings would help to keep and adapt for public use a part of historic area of Kamenny Island”, – comments Oksana Vologzhanina, Head of Department for Privatization.
               The objects will be sold as separate lots at the ETP AHRF Electronic Trading Platform.

 

Lot № 1 – The building of the former hotel with the land plot.

Address: 13A, Malaya Nevka River Embankment, Saint Petersburg

Connections to all necessary engineering services and utilities (water supply, heating, power supply, sewerage) are available.

The most possible way of use is for hotel complex or apartments.

The starting price – 214 million rubles.

 

Lot № 2 – Non residential building (garage) with the land plot

Address: 13Г, Malaya Nevka River Embankment, Saint Petersburg

The building is not an object of cultural heritage.

A possible way of use – reformatting for a restaurant or a hotel extension.

The starting price – 36 million rubles.

 

“The both objects are surrounded by closed premium residential complexes and commercial objects, which are built according to principle of manor development. This is historically developed recreational area in the centre of Petersburg, where it has never been supposed to carry out a large-scale development. The Island has a high status due to proximity to the city centre, silence, plenty of greenery and water”, – adds Oksana Vologzhanina.
