A plot is sold for the construction of apartment residential house in the centre of Yaroslavl’ with an up to 40% discount
The territory is located in 10-minute distance from Yubileyny Park (Anniversary Park) and the Culture Centre Named after Dobrynin. Within walking distance there are all necessary objects of social infrastructure: kindergarten, school, hospital, pharmacies, grocery stores, cafes, banks and so on.

Earlier the Object was sold at a minimum price – 170 million rubles. For today the minimum price is reduced by 40% and now it is 100 million rubles (about 17 thousand rubles per 1 sq. m).
The sale is carried out on behalf of LLC Creative (a subsidiary structure of LLC Sberbank Capital). The Object was transferred as property to LLC NRK Active as a reimbursement for an unpaid credit debt, issued by Sberbank to Company Patio in due time.
On the plot an uncompleted 7-story residential house with an underground parking is located. The house is designed for 110 apartments with a total area of 7 thousand sq. m.
The house construction was carried out by CJSC Company Patio on the basis of Construction Permit № RU 76301000-285-2012 of 03/07/12 without involving money resources of shareholders.
“De jure for sale offered only the land plot for development. But in future an owner can determine a further fate of a residential house by the agreement with a developer – CJSC Company Patio: to purchase rights for uncompleted residential house, then to put it into operation and to sell apartments, which cost can be about 45 thousand rubles per 1 sq. m”, – tells Olga Zheludkova, Head of Department for Work with Troubled and Non-Core Assets of Banks of AHRF.
