For sale offered 7.8 ha for construction of residential complex of buildings in Rostov-on-Don

On 29th December the Auction House of the Russian Federation (AHRF) scheduled biddings for the sale of a land plot with an area of 7.8 ha for construction of a residential complex of comfort class in Rostov-on-Don, in the distance of 5 km from a Railroad Terminal.
Address: 370, Tekucheva Str.
In close proximity the Lenta hypermarket and the Park of Recreation and Leisure Named after Nikolay Ostrovsky are situated.

Currently on the plot a production and warehouse complex with an area of 15.2 thousand sq. m is located. In accordance with the Master Plan of the City Development, the territory to be sold belongs to zone of renovation of industrial objects, which means residential, social and business development.
According to preliminary calculations, on the plot about 200,000 sq. m of housing can be constructed, height restrictions – 90 m.
Connections to all city engineering systems and utilities are available. Heating is carried out from the own Boiler House.

The starting price – 99.2 million rubles.
MINIMUM price – 69.4 million rubles.
The biddings will be held at the ETP AHRF Electronic Trading Platform.

The Object is sold on behalf of the Sberbank PJSC as a part of extra-judicial sale of property of the Hephaestus-Rostov PJSC troubled borrower. After signing the Contract of Sale with a Winner of biddings and full payment, all encumbrances of the Object will be released.

In spite of the nearest surrounding (mainly there are a production and warehouse development), soon a new residential block of buildings will be constructed there. The main part of industrial enterprises has already carried their capacities beyond the limits of the city as a part of carrying out the Plan of Rostov-on-Don Development. A similar trend one can see now in most of large cities of Russia”, – tells Yulia Akimova, Head of the Branch Office of the AHRF in Krasnodar.
