Twenty five ha for housing construction in Bugry with ready documentation are offered for sale

On 21st May, the Auction House of the Russian Federation (AHRF) will hold biddings on behalf of the TsDS Construction Company.
Six land plots with permits for the construction of a residential complex on the border with the city are offered for sale. The total area of the land plots is 25 ha.
The plots are a part of the territory where New Horizons Residential Complex is located.
Address: Tsentral’noye massif, Bugrovskoye Rural Settlement, Vsevolozhsky Municipal District, Leningrad Region.
The territory is located in one of the most dynamically developing districts on the border of St. Petersburg and Leningrad Region – in Bugry Settlement. Within 15 minutes there are 4 subway stations – Parnas, Prospekt Prosvescheniya, Grazhdanskiy Prospekt and Devyatkino. Nearby there are large highways – junction of the Ring Road, Kultury and Engels avenues. In the immediate surrounding there are Mega Parnas SEC and Northern Mall SC, Leroy Merlin construction hypermarket and Lenta hypermarket, as well as objects of social infrastructure.
The plots will be sold by separate lots.
Their area varies from 1.4 to 5.9 ha.

The owner obtained the permits for construction (the territory planning projects are approved, urban development plans and construction permits are obtained, the first equity participation contracts for each plot are made) and specifications for connection to engineering services and utilities (water, heat and power supply) for each plot.
The owner and the administration of Leningrad Region signed an agreement on the construction of objects of social infrastructure in exchange for taxes.
According to preliminary evaluations, totally it is possible to construct about 440 thousand sq. m of housing on this territory. Encumbrance for 1 sq. m of housing is about 4,000 rubles.

Starting prices of the lots vary from 118.1 million rubles (for the smallest plot) to 570 million rubles (for the largest plot).
