One ha for construction of apartments near Lomonosovskaya subway station in Saint Petersburg with a ready documentation is offered for sale

The Auction House of the Russian Federation (AHRF) offered for sale 100% of shares of Vesna Ltd, which owns a land plot with an area of 1 ha in Nevskiy District of Saint Petersburg.
Address: 6, Varfolomeevskaya Str., Saint Petersburg.
According to the Land Use and Development Regulations, this territory belongs to the TD1-2_2 zone, where residential, social and business development is permitted.
The owner has already obtained a permit for construction (valid until June 20th, 2023) of a 14-storey shopping and office hotel complex with a total area of 36.7 thousand sq. m. The complex includes 768 rooms of various types (studios, one-room, two-room and three-room apartments) as well as commercial premises.

The territory is located near the intersection of Varfolomeevskaya Street and Belevsky Avenue, in 15-minute walking distance from Lomonosovskaya subway station. In 7 minutes there is Farforovskaya railway station (Moscow direction), where the construction of the station of the same name of the Belt Subway Line is scheduled. Nearby there are the main transport arteries – Sedova and Babushkina streets, Obukhovskoy Oborony Avenue, in a distance of 7 km there is a junction of the Ring Road.
In close proximity to the site the Ivanovskiy Garden with a large pond is located, and nearby there are also the Park Named after Babushkin and Lomonosovskiy Garden.

The specifications for all necessary engineering services and utilities (power supply, heat and water supply) are obtained.
Earlier a production and warehouse complex with an area of 9.3 thousand sq. m was located there. Buildings can be demolished.

The starting price – 320 million rubles.

“Now the former industrial areas are being dynamically developed in the city, because, in fact, they have become the only source of sites for residential, social and business development. Nevskiy District is one of the leaders in the development of a “gray belt”. Availability of a developed transport and social infrastructure, together with the number of green areas make this area attractive for a comfortable life.

“For the time being, the nearest neighborhood consists of industrial areas, but now they are already being dynamically developed. For example, the former Vienna brewery in 2018 was bought by the Setl City Holding for housing construction, and in the next block of buildings the same Setl City sells the Swifts in Nevskiy RC of comfort class.
Taking into consideration, that the plot with a full package of documents has been offered for sale and the investor needs only to bring the equipment on the site and start construction, soon at least one more new project will be announced in the Nevskiy District”,thinks Raisa Muratova, Acting Head of Commercial Department of the AHRF.
