A new auction date for the sale of Novoarbatsky Shopping Centre in Moscow has been announced. The price is reduced by 10%

The Auction House of the Russian Federation (AHRF) will hold auctions for the sale of one of the most famous shopping centers in Moscow - Novoarbatsky, on December 19. The sale is carried out on behalf of SBK Auto LLC (linked to Sberbank PJSC).

The complex is fully leased out for long-term rent (for 20 years) to one tenant - L'Etoile retail chain of cosmetics and perfumery stores - for 258 million rub. per year (including VAT). The agreement provides for annual indexation of the rental rate.

The shopping center is located in the historical center of the city, 1 km. from Red Square, next to the Arbatskaya and Biblioteka imeni Lenina metro stations. There is an nearby exit to the Garden Ring and Kutuzovsky Prospekt.
The lot consists of four premises with a total area of 12.2 thousand sq.m., which corresponds to the area of the shopping mall.
In 2005 the complete reconstruction of the shopping center was completed. The object has a separate entrance from the street and showcase windows. Nearby there is an open city parking for 45 cars.

The initial price is 2.1 billion rub.
Step on increase of the initial price - 5 million rub.
The auction will be held in full-time form (in the hall with the auctioneer) at the address: 4 bldg 4, Bobrov Lane, Moscow.

«The object, indeed, is unique. It is safe to say that it guarantees its owner a breakeven investment. The first line of New Arbat is the customer traffic round-the-clock; it is one of the main trade corridors of the city, and the shops located here are obviously successful businesses. This object is twice as lucky: it has a long-term lease agreement with one of the most reliable and stable operators - L'Etoile Company. The 20-year contract more than doubles the payback period of the object», - comments Natalia Kruglova, Head of Sales Department of the AHRF for Moscow and Moskovskaya Oblast, Advisor of the General Director.
