Administrative building in center of Krasnodar put up for auction

On 4 October, the Southwest branch of the Auction House of the Russian Federation (AHR) will hold an English auction by order of Sberbank of Russia. A four-storey administrative building with a land plot in the center of Krasnodar will be up for sale. Previously, an office of Sberbank was located here.
Starting price – 190 million rubles.

Area of building – 3 252.7 sq. m.
Area of land plot – 1 510 sq. m.

The object is located in a block bounded by Komsomolskaya, Sovetskaya, Oktyabrskaya and Rashpilevskaya ulitsa; it has a  high level of transport access.

The building, which was built in 1993, is situated in one of the historic streets in the Western district of Krasnodar. A large number of administrative institutions are located on the district territory – the office of the Russian president in the Southern Federal District, the legislative assembly and administration of the Krasnodar Krai, the Federal arbitration and Krai court, and also many institutions of city and regional power.
Additionally, there are two city parks, a circus, the Krai philharmonia and other cultural and leisure institutions.

The object is in good condition and equipped with all the necessary connecions to systems of engineering communications.
A small parking area has also been organized on the territory.

“The western district of Krasnodar, where the building is located, is a prestigious district which is mainly built up with administrative and retail real-estate. Companies working in the gas and oil production sphere and in construction rent offices here. There are many enterprises in the area working in the retail, services and communications spheres – the district is very lively. Additionally, the region is actively developing, it accounts for around 40% of the residential fund put into operation over the last few years. The combination of the characteristics of the object itself, its cost and the surrounding area are attractive for investors,” says Maria Konopitskaya, the head of the Southwest branch of the AHR.
