For sale offered two investment projects for construction of a hotel and shopping complexes near Zelenograd

For 14 March the Auction House of the Russian Federation (AHRF)’ has scheduled an auction (a descending price auction) for the sale as separate lots of two adjacent territories with areas of 6 and 2 ha with a ready-made projects of the construction of hotel and shopping complexes.
The territory is surrounded by cottage settlements in Goretovka Village of Moscow Region in the first line of 22 km of Pyatnitskoye Highway. In a distance of 5 km there is Zelenograd, within 20-25 km there are Moscow Ring Road and Sheremet’evo International Airport.
The plots have a smooth relief and are ready for the beginning of the construction.
Possibilities of connection to engineering services and utilities (gas supply, power supply and drainage) are available.

“The plots are situated near Zelenograd, which is the main scientific center of Russia, where more than a hundred scientific and business events take place annually. In concurrence with this in Zelenograd itself and in the nearest cities a hotel and entertaining infrastructure is not developed enough. So, a future investors have a possibility to occupy a vacant market niche.
It is worth considering that the developed projects are only one of ways of use the territory. If desired, an investor can carry out here any commercial project. For example, a logistics center, as similar project do not exist in the nearest radius and there a demand for it”, – tells Dmitry Altbregin, Deputy Director of Moscow Branch Office of the AHRF.

1. The plot with an area of 2 ha.
The agreed project of a shopping complex with an area of 17 thousand sq. m is available.
The Owner has started the construction, at the moment on the plot a foundation of the future shopping center is created.
MINIMUM price is 155 million rubles (the starting price is 185 million rubles).

2. The plot with an area of 6 ha.
An agreed project and permit for construction of Saint Petersburg hotel of a luxe class with an area of 51.5 thousand sq. m is available.
The hotel design is developed by Gnuchev&Partners Architecture/Design Firm. The design consists of: a hotel complex for 143 rooms, SPA Center, conference halls, restaurants, offices, stores and a children’s area. An underground parking for 70 car spaces is provided.
Currently on the plot an office building with an area of 405 sq. m is located, which can be used as a sale office on the construction site.
MINIMUM price is 257.5 million rubles (the starting price is 305 million rubles).
